What is Rentable Square Footage (RSF)?
Rentable Square Footage refers to the total area for which tenants pay rent. It includes both the actual space you occupy (Usable Square Footage – USF) and your proportional share of common areas within the building (e.g., lobbies, restrooms, hallways, staircases).
Usable Square Footage (USF)
USF is strictly the space your business physically occupies and exclusively uses. This typically includes:
- Private offices
- Dedicated conference rooms
- Personal reception areas
- Storage rooms exclusively used by your business
Example: If your office suite measures 1,500 sq. ft. of actual occupied space, this is your Usable Square Footage (USF).
How is Rentable Square Footage Calculated?
To calculate RSF, you add the Usable Square Footage (USF) to your pro-rata share of the common areas in the building.
Formula:
Rentable Square Footage (RSF) = Usable Square Footage (USF) × (1 + Load Factor)
Understanding Load Factor
The Load Factor (also known as Common Area Factor or Add-On Factor) is a percentage that accounts for the building’s common spaces, reflecting how much additional space beyond your USF you’ll be paying rent for.
Example:
Suppose your Usable Square Footage is 1,500 sq. ft., and the building’s Load Factor is 15%.
RSF = 1,500 sq. ft. × (1 + 0.15)
RSF = 1,500 sq. ft. × 1.15
RSF = 1,725 sq. ft.
In this case, you’ll pay rent for 1,725 sq. ft. even though your exclusive space is only 1,500 sq. ft. The extra 225 sq. ft. accounts for your share of the building’s common areas.
Why Does RSF Matter to You?
Understanding RSF is crucial because it directly impacts your rental costs:
- For Tenants:Â Knowing RSF helps you accurately compare different commercial spaces, making informed decisions about value and overall leasing costs.
- For Landlords:Â Clearly defined RSF ensures transparency, allowing landlords to set fair and equitable rental rates that cover both private and shared spaces.
Real-World Example:
A client is evaluating two office spaces:
- Space A:
- USF: 2,000 sq. ft.
- Load Factor: 20%
- RSF: 2,000 × 1.20 = 2,400 sq. ft.
- Space B:
- USF: 2,000 sq. ft.
- Load Factor: 15%
- RSF: 2,000 × 1.15 = 2,300 sq. ft.
In this scenario, although both spaces offer the same USF, Space B provides a lower RSF, reducing rental costs for the tenant.
